Site Selection
Selecting a site is the most important part of the process and requires patience! Much of a project’s success hinges on its location. Market research, environmental conditions, local, state, and potential federal jurisdictional codes and laws all play into the decision-making process. Once the decision is made to move forward 3-Point Construction & Development will then implement a precise, orchestrated effort to hire, guide, and manage a team made up of land planning professionals, attorneys, engineers, and architects to assure that all project parameters are met and cost effectively and within a reasonable amount of time while not compromising quality.
Design-Build / Pre-Construction
While 3-Point Construction and Development can operate like a traditional general contractor it is important to understand that our expertise lies within the design-build construction delivery method. In short, we become your single source responsible party to deliver the end product. We own the entire process! The design-build method provides for only one party responsible for the project whereas the designer/builder is contractually responsible for the project from conception to completion. This method eliminates the traditional architect’s role as designer working direct for the owner. In this arrangement the architect now works for 3-Point, we take on the responsibility.
Pre-Construction is an integral component to the success of the design-build construction delivery method. 3-Point Construction & Development will thoroughly evaluate the needs of the project before breaking ground. As the design is developing items such as, but not limited to, the preparation of cost estimates, procurement & construction progress schedules, logistics planning, value engineering, site safety planning, and constructability reviews are constantly being updated. This tedious, somewhat repetitious set of exercises is necessary and is extremely important to the success of any project.
Construction
The construction phase of a project has its challenges! 3-Point Construction & Development works very hard to establish a schedule and works even harder to maintain that schedule while not compromising quality and cost. Qualified subcontractors and material suppliers are selected carefully. They are monitored on a daily basis and are held accountable.
Proper planning leads to success! 3-Point Construction & Development can operate as a General Contractor, Construction Manager, or as a Design-Build Contractor. Regardless of the delivery method, we are certain we will deliver results! Our team of construction professionals will provide complete construction planning which shall include but shall not be limited to material management, subcontractor selection, preparation of subcontract agreements and material purchase orders, preparation of detailed job reports, preparation and management of construction project schedules, provide quality assurance, interface with local and state building officials, and daily interaction with ALL subcontractors.
